Situated along the Ohio River, the Town of Clarksville engaged MKSK to envision development and revitalization opportunities for over 300 acres of dormant industrial land along its riverfront.

The South Clarksville Redevelopment Plan presents a visionary plan that will make strategic public investments to spark private investment and create a vibrant downtown environment. Informed by a market analysis, MKSK implemented key urban design elements to create a compelling vision for the area that includes a mixed-use district with public gathering spaces, walkable streets, bicycle trails, shopping, dining and entertainment venues. This concept was anchored by the Ohio River, a spectacular view of the Downtown Louisville skyline, and the iconic historic architecture of the former Colgate-Palmolive factory.

The plan identified key development site opportunities and provided detailed implementation recommendations for targeted focus areas and capital improvements to best utilize the Town’s resources. It outlines steps to address potential brownfield remediation needs, and strategies to capture Clarksville’s share of regional demand for housing, employment and entertainment. This focus on riverfront transformation is part of a long‐term strategy to attract private development and complete the community’s riverfront park destination.
